Winter

1. All heating systems should be checked in the home. From the fireplace to the hot water system, each source of heat

should be prepared for the winter. Ventilators, filters and gas meters should be free of ice and fog to promote circulation throughout the home.

2. The attic must be frost free to avoid damaging the roof and ceilings once the winter is over.

3. The plumbing should be unblocked to prevent them from seizing once the cold sets in.

4. Every power outlet should be safe to use since during the winter there is a greater reliance on artificial heating via electricity.

 

Spring

1. All drainage systems should be in good condition to allow for thawing processes and debris to be washed away. Humidifiers should also be shut off and drained if necessary.

4. Every electrical outlet should be checked for safety to reduce chances of electrocution as the level of dampness increases due to thawing.

Summer

1. Air conditioners, filters, dehumidifiers, and other ventilation systems should be cleaned and repaired. These will help maintain a cool temperature inside the home and reduce the humidity during the summer.

2. The roof must be inspected for any signs of damage from the winter and fall, such as sagging, leakage, cracking, and other points of weakness. These may need repair and replacement due to the effects of direct heat on the roof.

3. All doors in the home, from the front door to the garage, as well as window hinges and any other moving parts in the property, should be lubricated. There is likely to be more activity in the home during summer than in other seasons, so all entrances should be working properly.

Fall

Although this may seem like a lot of work at first glance, in reality most of these jobs are limited to inspection only. You only need to repair a problem if one exists. The trick here is in making sure that you have good understanding of the condition of your property, so that you can tackle any little maintenance requirements before they snowball into bigger problems.
